Seattle Multifamily Market Update: Is Now a Good Time to Sell an Apartment Building?

After several years of rising interest rates and slower transaction activity, the Seattle multifamily market is beginning to regain momentum. Buyers have adjusted to today's financing environment, inventory remains relatively limited, and well-positioned apartment buildings continue to attract strong interest.

Buyer Activity Is Increasing

Over the past several months, we've seen a noticeable increase in buyer inquiries, property tours, and accepted offers. While pricing remains more disciplined than it was during the ultra-low interest rate environment of 2021 and early 2022, serious investors are actively looking for quality multifamily opportunities.

Many buyers have accepted that today's interest rates are the "new normal" and are underwriting deals accordingly rather than waiting indefinitely for rates to decline.

Inventory Remains Limited

One factor supporting apartment values is the continued shortage of quality listings.

Many owners who refinanced at historically low interest rates have been reluctant to sell, resulting in fewer investment properties coming to market. Well-maintained assets with stable income and upside potential continue to generate competitive interest.

For sellers, limited inventory often means less competition and greater negotiating leverage.

Demand for Smaller Multifamily Properties Remains Strong

One trend we've continued to see is strong demand for:

  • Small apartment buildings (5–20 units)

These properties appeal to both experienced investors and owner-occupants using FHA, VA, or conventional financing. Owner-occupant buyers are often willing to pay a premium because they can finance at lower residential interest rates while offsetting their mortgage with rental income.

Buyers Continue to Focus on Cash Flow

Today's investors are placing greater emphasis on:

  • Current income
  • Future rental upside
  • Deferred maintenance
  • Capital improvement history
  • Insurance costs
  • Property management efficiency

Properties with updated roofs, plumbing, electrical systems, windows, and exterior improvements generally receive stronger offers because buyers have greater confidence in future operating expenses.

1031 Exchange Activity Is Returning

We're also seeing an increase in investors completing 1031 exchanges.

Many long-term owners have accumulated significant equity and are looking to simplify their portfolios, diversify geographically, or transition into passive investments such as Delaware Statutory Trusts (DSTs).

For owners nearing retirement, a 1031 exchange can provide tax deferral while eliminating the day-to-day responsibilities of property management.
